Elite pricing reflects the full cost of luxury production with dedicated service. When you see $2,400–$4,100 per listing, you're seeing the invoice for six specialists, enterprise equipment, insurance, post-production labor, and professional account management. This is real.
People. An Elite listing shoot isn't a skeleton crew. It's a full team: one lead photographer; one Part 107 drone pilot; one videographer/second camera operator; one audio technician; one colorist for grading; one web developer for the microsite; and a dedicated account manager managing all logistics and revisions. That's seven specialists at Bay Area rates — not the median wage of a generalist, but the market rate for actual mastery in specific domains. At $30–$65/hour loaded cost per person, and an Elite shoot involving 8–12 hours of combined labor across the team (two days of shooting, plus coordination), we're already at $2,000–$5,000 in labor alone.
Equipment. A luxury full-media kit with redundancy costs serious money. Two body-and-lens setups run $16K–$30K. Dual drones ($6K), dual gimbals ($1,600), Matterport camera ($3K), professional cinema video rig with stabilization ($8K–$12K), professional lighting kit with backup fixtures ($4K–$8K), and backup bodies throughout. The working equipment on an Elite shoot is $40K–$65K in gear. Depreciation over a 3–5 year useful life, plus maintenance, plus theft insurance, plus upgrade cycles: that equipment line item costs us $12K–$18K annually, or roughly $500–$750 per shoot when you divide it across the year.
Insurance and licensing. We carry drone liability insurance (including Part 107 operations with equipment coverage), professional indemnity at $2M levels, general business liability, and equipment coverage for dual rigs. Part 107 licensing, annual renewals, state registration, and enterprise bonding. We're not freelancers — we're a licensed, insured, bonded production studio. Those protections cost $10K–$15K annually. That's real overhead distributed across every listing.
Post-production labor. Editing one polished architectural exterior takes 12–18 minutes. A full HDR interior set with 40–50 images takes 6–8 hours. A professional cinematic video with color grading takes 10–15 hours of timeline work (shooting coverage, color grading, color correction, sound design, sound mixing, exports). 3D Matterport processing requires 3–4 hours of server time, file management, color matching, and integration. Property microsite development requires custom HTML, responsive design, photo gallery, embedded media, and lead-capture forms — another 4–5 hours of development. Post-production on an Elite shoot averages 25–40 hours of skilled labor at $40–$75/hour. That's $1,000–$3,000 just in editing and development.
The standard rate isn't overpriced. It's the actual cost of doing the work at a level that elevates an agent's brand and dominates the market.
Account management and strategy. A dedicated account manager handling your relationship, quarterly reviews, strategy sessions, onboarding, and handoff support represents 8–12 hours per month per agent. At $50–$75/hour, that's $400–$900 per month per agent. For an Elite member, that cost distributes across their monthly shoot count. That's real overhead.
Asset management, hosting, and delivery. Every shoot generates asset management overhead: uploading, organizing, hosting, sharing (locally and remotely), archiving, backup, redundancy. Taxes, accounting, and business structure. California small business taxes on enterprise revenue, registered agent, senior accounting services, software subscriptions (Adobe Creative Cloud $100–$150/month per team member, Matterport hosting, microsite platform, video hosting, payment processing, project management tools). These are real costs, spread across every transaction. An Elite listing absorbs $300–$500 of business overhead.
When you add it all up — specialized labor ($2,000–$5,000), equipment depreciation ($500–$750), insurance ($500–$750), post-production ($1,000–$3,000), account management ($400–$900), asset management ($200–$300), and business structure ($300–$500) — the $2,440–$4,109 per listing for elite production isn't a markup.
