Predictable scheduling reduces idle time. A non-member books two weeks in advance, sometimes cancels last-minute, drives 90 minutes to a shoot, leaves a gap before the next client. Our photographer, drone pilot, and crew sit between assignments. Equipment sits idle. That's real cost. A member, by contrast, commits to a monthly allotment we can plan around. We schedule back-to-back shoots through Walnut Creek, Lafayette, Orinda — the neighborhoods where your listings live. Less driving per shoot. Less crew downtime. Less equipment waste. Production overhead amortizes. Every single listing shoot carries fixed overhead: travel, setup, lighting prep, crew coordination, editing infrastructure, asset management, delivery. That overhead is identical whether we're shooting a $1.5M listing or a $3.5M estate. The cost per shoot is the cost per shoot. But when you spread that overhead across 2, 4, 6, or 8 shoots a month instead of 1, the per-listing overhead drops naturally. That's simple math, not charity.

Relationship pricing is honest pricing. A one-off booking carries risk: the client might no-show, cancel last-minute, change scope halfway through, or never pay. What $1,564–$2,634 actually covers.
Agents new to professional full-media production often see a $2,000–$2,600 quote and reflexively compare it to budget alternatives. The gap feels outrageous until you see what's actually inside the per-listing cost. This is real work.
People. A Professional listing shoot isn't one person. It's a team: one photographer (trained in architectural light, composition, HDR workflows, real estate conventions); one Part 107 drone pilot (which means $400 in FAA licensing alone, plus insurance); one video editor in post-production; one colorist for grading; one developer for the microsite; and a systems manager handling asset delivery and Matterport processing. That's six specialists, each at Bay Area rates — not the median wage of a generalist, but the market rate for actual competence in a specific domain. At $25–$50/hour loaded cost per person, and a Professional shoot involving 6–8 hours of combined labor across the team, we're already at $900–$2,400 in labor alone.
Equipment. A professional full-media kit costs serious money. One body-and-lens setup runs $8K–$15K. Add a drone ($3K), gimbal ($800), Matterport camera ($3K), professional video rig with stabilization ($4K–$6K), professional lighting kit and modifiers ($2K–$4K), and backup bodies. The working equipment on a typical Professional shoot is $25K–$40K in gear. Depreciation over a 3–5 year useful life, plus maintenance, plus theft insurance, plus upgrade cycles: that equipment line item costs us $6K–$10K annually, or roughly $250–$400 per shoot when you divide it across the year.
Insurance and licensing. We carry drone liability insurance (including Part 107 operations), equipment coverage, professional indemnity, and general business liability. Part 107 drone licensing, annual renewals, state registration, bonding. We're not freelancers — we're a licensed, insured, bonded studio with enterprise-grade coverage. Those protections cost $6K–$10K annually. That's real overhead that gets distributed across every listing.
Post-production labor. Editing one polished architectural exterior takes 12–18 minutes. A full HDR interior set with 40 images takes 4–6 hours. A 60–90 second cinematic video takes 6–10 hours of timeline work (shooting, color grading, color correction, sound design, exports). 3D Matterport processing requires 2–3 hours of server time, file management, color matching, and integration. Property microsite development requires custom HTML, responsive design, embedded media, and lead-capture forms — another 3–4 hours of development. Post-production on a Professional shoot averages 15–25 hours of skilled labor at $35–$65/hour. That's $525–$1,625 just in editing and development.
The standard rate isn't overpriced. It's the actual cost of doing the work at a level that protects an agent's brand and sells premium listings.
Asset management and delivery. Every shoot generates asset management overhead: uploading, organizing, hosting, sharing, archiving, backup, redundancy. The dashboard infrastructure you access costs us server time and maintenance. The Matterport hosting, the microsite hosting, the video CDN, revision rounds, client communication, file management — this isn't invisible. It's real operational cost, included in the quote.
Taxes, accounting, and business structure. California small business taxes, registered agent, accounting services, software subscriptions (Adobe Creative Cloud $80–$120/month per team member, Matterport hosting $25/month, microsite platform, payment processing). These are real costs, spread across every transaction. A Professional listing absorbs $100–$200 of business overhead.
When you add it all up — specialized labor ($900–$2,400), equipment depreciation ($250–$400), insurance ($300–$500), post-production ($525–$1,625), asset management ($150–$250), and business structure ($100–$200) — the $1,564–$2,634 per listing for full-media production isn't a markup. It's the floor cost of doing the work at a standard that protects a high-value listing and the agent's reputation.
